Forest Ridge is a Planned Community located in Davie, Florida 33328, located just minutes from I-595, the Turnpike and shopping. The Forest Ridge community consists of 1 and 2 story homes ranging in size between 1300 Sq Ft and Upwards of 3500 Sq Ft of Living space. This is one of the sought after places to live in the area due to the great schools and proximity to everything the area has to offer.
There are multiple subdivisions within the community and each community you will find different style of homes on smaller lots to larger lots with monthly home ownership association fees from $112.00 – $215.00 currently as of 2023.
The Neighborhoods
Located within the Forest Ridge neighborhood you will find 11 subdivisions which consist of everything from the smaller 2 bedroom 2 bathroom patio homes all the way up to the larger 6 bedroom estate homes. Many of the single family homes offer a water view or they back up to the 100 preserve which offers residents an outdoor area to walk along the trails that surround portions of one of the most popular communities in Davie, FL.
You will find the smaller single family homes situated in the Lake Park, Chapel Hill and Arborwood sections which consist of 2-3 bedrooms around 1300 square feet under air. If you are looking for a house with slightly more square footage you should head over to Oak Park or Oak Grove where you will find a mixture of both single story and two story homes ranging in size from 1400 to slightly over 2000 square feet under air.
If you prefer a larger home within Forest Ridge you will find them located within the Southern Orchard, Old Orchard, North Orchard and the only Gated section called Hidden Hollow. All of these single homes offer both single story and two story homes with 2000-4000 square feet of under air living.
Pros Of Living In Forest Ridge
Many call the Forest Ridge neighborhood one of the best within the city limits of Davie, FL. I will not disagree since this offers close proximity to highways, shopping, dining, A+ Public Schools and friendly neighbors. It offers residents a community pool, tennis courts and a safe and quite area to raise a family while enjoying everything this area of South Florida has to offer.
The Cons
There are only a few cons if you decide to call the Forest Ridge community home but only 1 is actual concern that new residents need to pay careful attention to when buying a home in this community. You will be part of a Homeowners Association and rules do apply, the biggest CON or Concern that most buyers are not aware of when wanting to purchase a home in this community is the type of Plumbing most of the homes have inside.
Polybutylene Pipes
All of the single family homes built in Forest Ridge by the developer consisted of polybutylene pipes which is now a big red flag for insurance carriers and you will have a difficult time finding any insurance carries to offer you proper homeowners insurance as of 2023. Polybutylene Pipes were a less inexpensive option compared to using copper plumbing which most homes dating back to the 1970’s commonly used. If you are considering buying a home in Forest Ridge or many of the other nearby homes built in Davie that were built around the same time frame you will start to notice many of the homes still to this day have the polybutylene plumbing and those homes need to be completely replumbed if you want to have more options when shopping for homeowners insurance.
