Incorrectly Priced
reason most homes don’t sell during the first attempt at listing with a Real Estate agent in your home was not priced correctly or to be blunt it was OVERPRICED. When you list your home for sale the most important aspect of marketing your home correctly is listing it at the proper price and not what estimates you’ve seen online. Every home is different and should be priced based on condition, location, features and overall condition of the home including upgrades, square footage and so on.
Most homes that sell or go undercontract during the first 7 days they are listed for sale generally sell at list price while homes that sit on the market for more than 30 days sell for 4% or more less than asking price. The longer the home sits on the market buyers and other agents tend to think something might be wrong with the home and may pass on showing it the longer it sits on the market.
Curb Appeal
reason most homes don’t sell on the first try is due to curb appeal and I personally agree that when clients pull up to a new listing for sale and see that the shrubs are overgrown and or have a look as if someone hasn’t lived in the house for some time this scares many new buyers away. Its an easy fix just clean up the shrubs, the dead branches and plant some new flowers and put down some fresh mulch to give it a much more welcoming look like someone actually lives in the home and cares.
I’ve worked with many buyers over the years and I’ve seen many before even going inside say lets move on just because of how the bad the curb appeal looked. If the front yard looks like a junk yard or overgrown forest many buyers can not see themselves living there.
Interior Cosmetics
reason most homes don’t sell is due to lack of maintenance on the paint and interior walls, while you do not need to always repaint the entire inside of the house you should take some time to clean the walls with a sponge where the children leave dirt behind and or where shoes left marks on the lower portions of the walls. But at the same time a fresh coat of paint will go along way with most buyers and in many cases could be the one reason they choose your house over another listing down the street. Take some time and look at the little details and paint some walls that need attention and inlcude the base boards and door trim while you are getting in the grove of things.
Foul Odors
Foul odors like heavy pet odors, smokers and general odors turn many buyers away off the second they walk inside. Most homeowner don’t notice any odors that may or may not be present since they have over time gotten used to them but its our job as Real Estate Professionals to address and bring this to the sellers attention to help them sell their home in a timely manner.
Staging To Sell
Staged homes sell faster than non staged homes but this also does not mean you have to spend money on professional stagers to make your home flow with the best of them. Real Estate Professionals like myself like to sit down with home sellers and discuss rearranging the furniture and declutering the home to make it feel larger and more open to attrack more buyers once they enter the home. Your Listing Photos Should Not Be Taken By A Camera Phone!
To many new listings have photos taken by the real estate agents phone camera, while they seem to be great quality for every day use they can’t match what professional photgraphers can do in regards to editing , color enhancing photos in photo editing software. The pictures above are from one of my listings to show the the difference in quality between a decent camera and a professional HDR photo on the right. The photo on the left was taken with a Nikon camera “disregard the mess on the bed” and the photo on the right was taken by a professional photographer using HDR “High Dynamic Range” photos.
