Just Sold – 3001 W Rolling Hills Cir # 701

Another one of my listings just sold in the Rolling Hills Condo community on December 15th , 2011. This 2 bedroom 2 bathroom condo was located on the 7th floor over looking the Grand Oaks golf course here in Davie, FL and sold for $77,000.00, yes the selling price was a little on the low side but buyers please take notes.

This property is labeled as a 2 bedroom but when this condo was originally built back in the 1970’s it had an option of a convertible 2nd bedroom that was left wide open for the owners and was never turned back into a 2nd bedroom. The condo was all original and needed updating like all new flooring, new appliances, bathrooms and so on so the selling price was justified but if this same condo in Rolling Hills was in a more modern state it would have sold the in 90’s or low 100’s in today’s market.

I am sure the owner could have held out for a few thousand more dollars they chose not to and the buyer got a good deal, not a great deal but overall a good deal in today’s market. The new buyer will probably spend upwards of 15-20 thousand remodeling the floors, the bathrooms and possibly a new kitchen over the next few months along with installing the wall and bedroom door to make this condo a true 2 bedroom condo in a great community located seconds from Nova Southeastern University college campuses..
