2011 Year In Review of Willow Grove Town Homes Davie Florida

Willow Grove while being a newer community located in Davie, FL is a great town home community for those who either want to own a newer property at a good price or for investors who are looking to maximize there investments with Nova Southeastern University College being right down the road which makes the Willow Grove community perfect for students.

What Sold In 2011?

There were a total of 7 total properties sold in Willow Grove Town Homes ranging in price from $125,000.00 for a 2 bedroom 2 bathroom model and the highest price went to a 3 bedroom 2 bath model that sold for $172,555.00.  Now while the average pricing for these town homes my vary in price more than the average community that is mainly due to lack of inventory that we are experiencing here in Davie Florida I contribute this to the Nova Southeastern University college because of the amount of students that arrive year after year.

While investors seem to make the biggest percentage of owners they are putting a clamp on the market which is driving up rental prices and while that is not a bad thing it does keep much of the current inventory from ever coming available for sale for many years.

The Rental Market

The rental market for willow grove is very strong mainly due once again to lack of inventory and to prove this there were only 2 rented properties in 2011 that were listed on the local MLS system..  They just don’t come on the market that often in the Willow Grove community nowadays.

You can expect to get anywhere between $1300.00 – $1600.00 per month in rent depending on whether its a 2 bedroom or 3 bedroom model.  The time of the year greatly changes market rent , for instance the summer months are when you can expect to get the highest amount due to all the new college students coming into town to secure properties and will generally pay more for a nicer property unlike the fall months rental prices seem to go down from lack of renters looking to move as you get closer to the holidays.
